KEYS
On instruction we will require a key for viewings. Additionally front door keys must be provided for
each tenant named on the Tenancy Agreement. Further keys required for children and permitted
occupiers are the responsibility and cost of the tenants.
FINDING YOU THE RIGHT TENANT
REFERENCING
Following completion of a detailed application form by each prospective tenant, we will conduct an
on-line credit check, take employers and as applicable previous landlord references and as neces-
sary supplementary evidence to support earnings. Where an applicant is self-employed we require
3 years Accountants reference or 3 years Inland Revenue statements, alternatively 6 month’s rent
in advance.
TENANT SELECTION
We take care in screening applicants prior to registration. Along with adhering to the landlord’s in-
structions, we adopt strict referencing criteria and, based on the rent, determine a tenant’s minimum
gross household income necessary to view the property. Most importantly we aim to recommend
the right tenant/s in accordance with a landlord’s instruction and we will advise against any category
of applicant we do not feel appropriate. Where there are more than one interested applicant it will
be the landlord’s decision.
VIEWINGS
We will accompany all viewings and will aim to provide 24 hours notice when the property is in oc-
cupation. We will show prospective tenants round the property and provide researched information in
regard to local amenities, schools and anything else of interest connected to the property.
THE NEED FOR AN INVENTORY

The Lettings industry is highly regulated and an inventory is
strongly recommended as a form of insurance to the landlord
to have their property returned in good condition, allowing for
normal wear and tear. Inventories are created by a specialist
agency, the cost of which will depend on the size of property
and whether it is furnished or not. The inventory will be a
comprehensive document which will describe in detail every
room and access including out buildings and gardens.
